Have we mentioned that we’re commited to serving students? That mission runs deep through the entire CHNW organization. You can feel it when you meet our team members from resident ambassadors to the Board of Directors. And you can see it in our professional experience and community involvement. CHNW is a horizontal organization, with little regard for hierarchies or pecking orders. Sure, we have titles, but they’re just words on a business card. We walk our talk through collaboration, service and professional excellence.

Jim Rader
Chief Executive Officer
James Rader has been involved with CHNW since 2005. Prior to CHNW, he held various executive roles which include working as a Chief Financial Officer in the non-profit and real estate sectors. Additionally, he served as an executive overseeing multi-state operations at several financial institutions including BNP Paribas and US Bancorp. His academic credentials include a Master’s degree in Economics from the University of Washington and a Bachelor’s degree from the University of Oregon. He lives in Portland, Oregon with his wife and three children.
Katie Moring
Chief Operations Officer
Originally from Texas, Katie earned a Master’s of Education from Texas State University. She has over 25 years of experience in student housing management in nearly every type of student housing facility.
Ryan Sturley
Chief Financial Officer, Director of Real Estate
Ryan has over a decade of experience in the student housing industry, with expertise in finance, development, asset management, leasing and marketing. He holds a Master’s Degree in Real Estate Development from Portland State University.
Pam Blumenthal
Chief Impact Officer
Pam brings with her over 16 years of experience at Portland Community College where she built innovative programs that supported out-of-school youth, first-generation/low-income students, foster youth, and other historically marginalized students. Pam earned a Bachelor of Arts degree in French from the University of Oregon and a Master of Arts degree in Clinical Psychology from Lewis and Clark College.
Cosette Lemay
Development Director
Cosette joins CHNW as our first full time Development Director. Cosette comes with a fundraising background in disability and mental health services and most recently worked at Albertina Kerr and Exceed Enterprises. Cosette brings with her a commitment to community engagement and a passion for ethical storytelling. Born and raised in Portland, Cosette is eager to champion CHNW’s mission to support student success through affordable housing.

Bob Magnuson
President
Bob Magnuson enjoys an extensive executive management background primarily in healthcare, private equity, and finance. He served in a variety of senior roles including stints as a company Vice-President, CFO, President and CEO across multiple domestic and international geographies. Bob holds a Bachelor of Science from The University of Oregon and a Master of Public Administration from Portland State University. He resides in Salem, Oregon with his wife Jennifer and their five children.
Jennifer Beal
Treasurer
Jennifer Beal has spent much of her professional career working and volunteering in education. More recently she has worked for a non-profit that partners with schools serving low-income students to provide a reading intervention program with a focus on education equity. Jennifer earned a Bachelor of Science from Oregon State University and a Masters of Arts in Teaching from George Fox University.
Hollis Kinner
Secretary
Hollis B. Kinner IV, LMSW (he/him) is a licensed social worker and cross-sector professional with expertise in equity-centered leadership, student success, and community engagement. He brings a systems-focused lens and a deep commitment to social justice, housing equity, and collective impact. Hollis has served on the CHNW Board of Directors since February 2018 and spent five years as a CHNW resident while pursuing his graduate degree and certificate. He holds a Master of Social Work from Portland State University and a Bachelor of Arts in Behavioral Science from San Jose State University.

Diane L. Odeh
Tenant Director
Diane L. Odeh is a PhD student at Portland State University studying social equity as it pertains to public affairs and policy. Diane first became involved with the Goose Hollow Resident Council in 2020 after being so impressed with how well College Housing Northwest supported student residents. She then became a CHNW board member in 2022 after serving on the CHNW Racial Equity Committee. With a decade of experience working with college students, Diane serves as an advocate for both traditional and non-traditional residents within CHNW.

Jason Wold
Member-At-Large
Jason Wold has 30 years of experience working in education, with extensive experience working in Special Education environments. He spent 12 years working in therapeutic schools. He has been a teacher, a vice principal, an assistant principal, and a principal. His most recent experience was as Principal at Edison High School in Portland, Oregon. Edison is the only school in Oregon and Southwest Washington dedicated to serving students with complex learning differences or learning disabilities. The work there was powerful and profound: helping every student to reach his or her full potential.
Eva Park

Eva Park has a degree from Portland State University. She currently works as an analyst conducting various investigations for major international companies. Her involvement with CHNW goes back to 2016 when she was still an undergrad. Eva has been a welcome addition to the board.
